Quick answer: 220 properties closed across the Lake Geneva area in August 2026, down 16 percent from August 2025. The single-family median rose $39,950 to $474,950. Eleven waterfrontage properties sold, at a single-family lakefront median of $1,784,000. Inventory stood at 880 active listings on September 1.

This report covers Lake Geneva and the Southern Lakes Region of southeastern Wisconsin. That is Walworth County plus the parts of Waukesha, Racine, Kenosha, and Jefferson counties inside the lake map.

Figures come from the Metro MLS export pulled September 1, 2026. Every median carries its sale count. Segments under 3 closings show the range of sale prices, low to high, in place of a median.

The median single-family sale closed at 100.0 percent of its original list price, before any reductions. In August 2025 that figure was 98.9 percent.

Through August 31, 1,618 properties closed against 1,559 in the same eight months of 2025, up 3.8 percent. The year-to-date median was $409,950, up $29,950 from $380,000.

Sales under $300,000 fell by 26 closings. Sales between $1 million and $2 million rose from 9 to 18.

Through August, 135 properties closed at $1 million or above, against 103 in the same period of 2025. That is an increase of 31 percent.

The 10 single-family sales produced a median of $1,784,000 across a range of $715,000 to $8,490,000, at a median 33 days on market. August 2025 recorded 11 single-family lakefront sales at a $600,000 median across a range of $410,000 to $2,700,000.

The Geneva Lake sale in the Town of Linn was a 2025 build on 0.66 acres, first listed at $9,985,000. Lauderdale Lakes recorded 4 of the 11 sales, more than any other body of water.

Year to date, 73 single-family lakefront properties closed in 2026 against 58 in the same period of 2025. The 2026 median is $1,100,000 across a range of $215,000 to $14,300,000.

On September 1 there were 44 active single-family lakefront listings at a median list price of $1,562,000.

Condominiums, condotels, and dockominiums

Three products share the MLS property type "Condominium" in this region. We report them separately.

A condominium is a residence. That includes the detached homes at Geneva National and Abbey Springs, which are recorded as condominiums under Wisconsin land-condominium structure.

A condotel is a resort unit tied to a hotel operation, at properties including the Abbey Resort in Fontana, Lake Lawn Resort in Delavan, and Timber Ridge Lodge.

A dockominium is a deeded boat slip sold as a condominium unit with no living area, found mainly at Abbey Harbor on the Fontana end of Geneva Lake.

The residential condominium median fell $35,000, or 8.8 percent, on 19 percent more sales. Year to date the same segment recorded 254 closings at a $380,450 median against 240 at $343,700, up 10.7 percent.

Dockominiums recorded no closings in either August. Ten have sold since January 1, 2025, including 2 in 2026 at $440,000 and $445,000. One was pending on September 1.

Condotel supply stood at 11.4 months, against 3.4 months for single-family homes. Six units closed in August at a $166,000 median, with 36 listed.

La Grange posted the highest median of any municipality with 3 or more sales, at $1,135,000. It carries the Lauderdale Lakes chain, 20 minutes northwest of Lake Geneva. Elkhorn posted the lowest at $365,000.

Two-family properties recorded 3 closings at a $297,900 median. No multi-family properties closed in August 2026, against 2 in August 2025.
