Quick answer: What a Fontana home is worth depends on which of 6 property types it is. Over the 12 months through August 21, 2026, lake condominiums sold for a median of $625,000 across 31 sales. Lake access homes ran $785,000 across 20 sales. Village homes ran $655,000 across 15 sales. Resort condominium units ran $132,000 across 9 sales. Dockominium slips ran $437,500 across 4 sales. Lakefront had 1 sale.

What Fontana property has sold for

All figures cover the 12 months through August 21, 2026, with the prior 12 months for comparison.

Segment T12 sales T12 median Prior 12 sales Prior 12 median
Lake condominium 31 $625,000 26 $682,500
Lake access, single family 20 $785,000 23 $822,000
Village home 15 $655,000 21 $840,000
Resort condominium 9 $132,000 7 $126,000
Dockominium slip 4 $437,500 7 $382,000
Lakefront 1 Listed individually below 3 Listed individually below

Three segments came down and two rose. Volume fell in every category except dockominium.

None of these segments sold enough units for a single year's change to read as a market move on its own.

Longer-run context sits in the Town and Country study, the lakefront study, the lake association study and the condominium study.

Fontana is a lake market first

Of 80 sales in the past 12 months, 51 came with some form of lake rights. 15 were village homes with no water rights.

Most communities in the region run the other way.

For a seller, the relevant questions are which kind of lake rights the property carries and whether they are documented.

What sets value in Fontana

Six factors carry more weight than square footage.

Which property type it is. The same money buys different products here. A $625,000 lake condominium, a $655,000 village home and a $785,000 lake access home are 3 separate markets. A resort unit at $132,000 and a dockominium slip at $437,500 are 2 more. The property type sets the comparable list.

Which community. Five Fontana communities share the Abbey name and none of them price alike. Abbey Springs sold 24 units in the past 12 months at a $676,500 median. Resort units at The Abbey sold 9 at $132,000. Abbey Harbor sells boat slips. Abbey Villas and Abbey Ridge are separate residential communities. The community name belongs in the listing exactly as recorded.

Water rights and slip status. A slip that transfers carries value at closing. A waiting list position does not. At Abbey Springs, lakefront access comes with ownership but a specific slip runs on a waiting list. In the lake access associations, some slips are deeded and some are association-controlled.

Before you list, find the recorded document, association bylaw or assignment letter. Confirm in writing whether the right transfers or ends at sale. If it's a waiting list spot, confirm whether the spot transfers or resets. Get the slip number, size and location in writing.

A documented slip is supported in the comparable record. An undocumented one becomes a disclosure question during attorney review.

Frontage, on lakefront property. Shoreline width is the first variable on any lakefront parcel, followed by exposure, bottom type, elevation and pier rights. Two homes on the same shoreline with equal square footage can differ widely.

Condominium documents. In a lake condominium, the association holds the shoreline and the water rights. The declaration, the bylaws, the budget and the slip policy govern what conveys. All 4 should be assembled before listing.

Village amenity access. Fontana residents can get up to 12 beach season passes and up to 4 parking stickers per parcel. The village charges for parking from 8 a.m. to 8 p.m. daily. Current rules are available from Village Hall.

What Fontana lakefront has actually sold for

No lakefront sale closed in Fontana in calendar 2025. One has closed since January 1, 2025:

Sold Address Price Frontage Per foot
3/6/2026 389 N Lakeshore Drive $14,300,000 110 ft $130,000

The 5 sales that closed in 2024, for reference:

Sold Address Price Frontage Per foot
2/1/2024 906 S Lakeshore Drive $12,725,000 133 ft $95,676
4/16/2024 569 N Lakeshore Drive $6,134,000 82 ft $74,804
8/28/2024 1056 S Lakeshore Drive $6,131,591 80 ft $76,644
10/18/2024 458 Harvard Avenue $4,595,000 40 ft $114,875
11/15/2024 564 Sauk Trail $4,750,000 47 ft $101,063

Those 6 sales range from $4,595,000 to $14,300,000 and from 40 to 133 feet of frontage.

We do not publish a median on lakefront. Fontana averages about 3 lakefront sales a year, and a median across that volume mixes 40-foot lots with 133-foot lots.

Price per foot belongs in the list, not in an average. It moves inversely with frontage width. The 40-foot lot at 458 Harvard Avenue sold at $114,875 per foot. The 133-foot lot at 906 S Lakeshore Drive sold at $95,676 per foot.

A per-foot figure quoted from another village, or from a different lot width, does not price a Fontana parcel.

Appraisals on thin sale volume

Fontana lakefront sold 1 home in the past 12 months and 3 the year before. Dockominiums sold 4.

At that volume, an appraiser may look back several years or to another part of the lake for support. On shoreline, where frontage and exposure move value a lot, that widens the range of a defensible opinion.

Documentation assembled before listing narrows it: surveyed frontage, pier permits, shoreline work records, association documents, and any recent sale not yet in the comparable pool.

What to gather before you list

For any Fontana property:

  • Village water and sewer account records

  • Association documents, dues history and rules where they apply

  • Receipts for recent work, especially mechanical systems and the roof

  • The Wisconsin Real Estate Condition Report, which state law requires

For condominium property, add the declaration, bylaws, budget and slip policy.

For lake property, add the slip paperwork above, pier permits, DNR correspondence, shoreline and seawall work history, and surveyed frontage if you have it.

If this is a second home you use a few weekends a year, gather the paperwork on a trip up rather than under a contract deadline. Our guide to preparing a second home covers the rest.

When to list

Lake property shows best from late spring through early fall. The water is in, the pier is out, the beach is open. A February listing shows a frozen lake and an empty shoreline.

Village homes off the water follow the normal Wisconsin pattern. Spring is strongest, with a second window in early fall.

One local note. The 4th of July weekend and the summer Saturdays bring heavy traffic and paid parking. Plan showings around them.

How long homes take to sell

Fontana had 6 active non-lake listings against 15 sales in the past 12 months. That's under 5 months of supply.

The lake segments run differently. Lake condominiums sold 31 units and lake access homes sold 20, so those are the more active markets here. Lakefront and dockominiums each sold a handful.

Marketing what the documents support

A listing that states a slip transfers when it does not creates a disclosure question during attorney review. The same applies to water access that is a waiting list position, and to naming the wrong Abbey community.

Listing language should match the recorded documents. Our guide to marketing a lake home without overpromising covers where that line sits.

Frequently asked questions

What is my Fontana, WI home worth?

That depends on which of 6 property types it is. Over the 12 months through August 21, 2026, lake condominiums ran a $625,000 median across 31 sales, lake access homes ran $785,000 across 20 sales, village homes ran $655,000 across 15 sales, resort condominium units ran $132,000 across 9 sales, and dockominium slips ran $437,500 across 4 sales. Lakefront had 1 sale, too few to publish a median.

Why did Fontana home values drop?

Village homes fell 22.0 percent, from an $840,000 median on 21 sales to $655,000 on 15 sales. That's a small sample, and on 15 sales the figure moves on which specific homes traded. Lake condominiums and lake access homes also came down, both on lower volume.

What is an Abbey Springs condominium worth?

Abbey Springs sold 24 units in the 12 months through August 21, 2026, at a $676,500 median, down from $740,000 on 19 sales the year before. It is the largest condominium community in Fontana by volume. Resort units at The Abbey Resort are a separate product and sold at a $132,000 median.

Does a boat slip add value to a Fontana home?

A slip that transfers with the property does. A waiting list spot that resets when the home sells doesn't. At Abbey Springs, lakefront access comes with ownership but a specific slip runs on a waiting list. Find the recorded document before you list. Sold on its own at Abbey Harbor, a deeded slip ran a $437,500 median over the past 12 months.

What has Fontana lakefront sold for recently?

No lakefront sale closed in Fontana in calendar 2025. One has closed since January 1, 2025: 389 N Lakeshore Drive, on March 6, 2026, at $14,300,000 on 110 feet of frontage. The 5 sales that closed in 2024 ranged from $4,595,000 to $12,725,000 and from 40 to 133 feet. We report individual lakefront sales rather than a median, because Fontana averages about 3 lakefront sales a year.

What documents do I need to sell a Fontana home?

The Wisconsin Real Estate Condition Report, village water and sewer records, and receipts for recent work. For condominium property, add the declaration, bylaws, budget, dues history and slip policy. For lake property, add the recorded document covering any water rights or slip, pier permits, DNR correspondence, shoreline work history and surveyed frontage.
