Selling a smaller-lake listing means putting it in front of a Geneva Lake shopper with the drive time, the depth, and the price difference stated plainly. Our 8/2/2026 pull covering 31 lakes shows why that conversion works: Geneva Lake ran about $82,500 a frontage foot, and lakes 14 miles out ran under $2,500.
Geneva Lake generates the search volume for this entire region. Lake Beulah does not. Whitewater Lake does not. That is the marketing problem on a smaller-lake listing, and it has a specific solution.
The road to Chicago goes through Lake Geneva
A buyer coming north from Illinois, or over from Milwaukee, or down from Madison, types Lake Geneva. That is the front door, and it has been for 150 years.
What happens next decides whether your Lake Beulah listing gets seen. Most of those buyers arrive with a number in their head and discover within an afternoon that the number does not buy what they pictured on Geneva Lake. At that moment they are either shown the rest of the board or they go home.

Distances are straight-line miles from downtown Lake Geneva. Add roughly 20 to 30 percent for road miles.

Across all 31 lakes, the first group produced 97 closings at a $1,300,000 median. The second produced 28 at a $468,500 median.
Lakes with 1 or 2 sales in the window are left out of both tables on purpose. A median built on 2 transactions is not a median, and 11 lakes on the full list fall below that line.
What price per frontage foot does and does not tell you
Geneva Lake at roughly $82,500 a foot down to North Lake at $2,320 is about a 35 times spread, and every one of those lakes sits inside a 30 minute drive. That comparison is the most useful single fact we have for a smaller-lake seller, because it is what moves a buyer 14 miles.
Now the caveat, which matters as much as the number. Sale price and frontage correlate at only 0.47 in this dataset. Per-foot is a lake-tier indicator. It is not a valuation method, and no seller should price from it.
Delavan shows exactly why. Its 42-foot median frontage is the narrowest on the board, which pushes its per-foot figure to $22,930 and makes Delavan read more expensive per foot than it lives. The median Delavan sale was $2,012,500 on a narrow lot. A wider lot on the same lake tells a different story.
Use per-foot to start the conversation. Use closed comparable sales to set the price, which is what a real is for and why matters more here than anywhere.
The lake-access market is the other half of the story

Two things jump out of that table.
The price step is enormous. Delavan lakefront ran a $2,012,500 median. Delavan lake access ran $430,000. Lauderdale was $1,160,000 against $485,000. For a buyer who wanted the lake and got quoted a shoreline number, that is the answer.
And the access homes move fast. Delavan closed at a 17 day median, Bohners at 16, Browns at 12, Potters at 5. Geneva Lake access ran 45 days and Lake Como 42. If you own an access home on one of the smaller lakes, the market for it is thinner but considerably more decisive.
Whether the slip transfers is the whole ballgame
Four different products hide under the phrase "lake access," and buyers cannot tell them apart from a listing. We confirmed the association rules on 8/2/2026, lake by lake, because getting this wrong is how a deal dies in week 3.

Read the Lake Como row again. All 64 Como association listings in the pull sit under that rule, which means a Como listing advertising a pier is advertising something the next owner may wait years for. On Delavan, 12 listings showed a transferable slip and 11 showed a rental arrangement, and those are different products at different prices.

How we sell a smaller-lake listing
Anchor it to Lake Geneva, with a distance, everywhere. In the headline, the remarks, and every page it lands on. "Lake Beulah, 16 miles from downtown Lake Geneva" orients a buyer who has never heard of it and picks up the search term that actually gets typed.
Lead with the number that moves people. A Geneva Lake shopper who just learned what shoreline costs there is the most receptive audience a Lauderdale listing will ever have.
Sell the water on its own terms. Depth, size, clarity, and access. Lake Beulah is 58 feet deep. Lauderdale is a spring-fed chain at 55. Rice Lake is 10 feet and fishes accordingly. Describing a shallow lake as a swimming lake produces showings that go nowhere.
Use restricted access as the value argument it is. Benedict Lake has no public launch and Booth Lake limits launching to Town of Troy, Town of East Troy, and Village of East Troy residents. On water like that, owning shoreline is the way on. It describes a property right rather than the neighbors, and it belongs in the listing.

Syndicate deliberately. A smaller-lake listing needs the reach more than a Geneva Lake listing does, and covers the distribution.
What a smaller-lake seller has to have documented
Thin comps mean the file carries the value. Sixteen closings on Lauderdale is a real dataset. Three on Rice Lake is not, and the appraiser will need help.
Frontage width, measured from the survey. Water depth at the pier in August. The pier permit, with slip count and current status. The recorded access document or the association records, including transfer rules and any wait list. Improvement records with dates and costs.
Pull the association paperwork first. On a small lake the association is frequently informal and the records live in a former officer's basement. Start with the , and read before you accept an offer.

Does an association boat slip transfer when the home sells?
Often not. On Lake Como, association piers do not transfer and revert to the association wait list at sale, and all 64 Como association listings in our pull sit under that rule. Twin Lakes associations on Lake Mary, Lake Elizabeth associations, Lake Knolls on Powers, and Cedar Point Park on Geneva Lake are all wait list. Mariner Hills on Lauderdale is day use only. Geneva Lake access ran 45 days and Lake Como 42. Smaller lakes carry fewer buyers and those buyers decide faster.
How do you price a home on a lake with only 3 or 4 sales a year?
By reaching further for evidence and writing the reasoning down. That usually means looking back 18 to 24 months on the same lake, then across to a lake with comparable size, depth, and access, with documented adjustments for frontage width, water depth at the pier, and pier permit. The appraisal will need the same packet.
How do buyers find a home on a smaller lake?
Almost always through Lake Geneva. Geneva Lake carries the search volume for the region, so a Lake Beulah or Whitewater listing reaches buyers by being placed in front of people already searching Lake Geneva, anchored with a distance and a plain comparison of what the same money buys.
