Buying a Home in Williams Bay: Lakefront, Lake Access, Condos and Village Homes

by Kim & Joel Reyenga

Quick answer: Williams Bay offers five kinds of property. Over the 12 months through August 21, 2026, resale village homes off the water sold for a median of $549,904 across 46 sales. New construction at Bailey Estates is a separate market with its own pricing. Geneva Lake access homes ran $900,000 across 9 sales. Geneva Lake condominiums ran $1,250,000 across 3 sales. Lakefront had only 2 sales, which is scarcity rather than weakness.

All figures are for the trailing 12 months. Longer-run data is in the four regional studies linked below.

The five ways to buy in Williams Bay

Type What you own T12 median T12 sales
Resale village home A home off the water $549,904 46
New construction A new home at Bailey Estates See below Builder inventory
Lake access A right to use Geneva Lake $900,000 9
Lake condominium A unit, with association water rights $1,250,000 3
Lakefront The shoreline itself 2 sales, see below 2

Each type has its own deed and its own set of comparable sales. The regional overview explains what each one conveys.

Resale village homes

Homes off the water are the largest part of the market. 46 sold in the past 12 months at a $549,904 median, up 5.8 percent from $520,000 the year before.

The village has municipal water and sewer. Streets are laid out on hills that run down to the lake, so many homes have some water view even without frontage.

Housing stock is mixed. There are older cottages near downtown, mid-century homes on the hill, and newer builds on the edges of the village. Lot sizes vary block to block.

Resale inventory is 14 homes. They range from $349,000 on West Geneva Street to $1,200,000 on Congress Street, with a $644,250 median list price. Named subdivisions in that group include Baywood Heights, Lakewood Trails, Willabay Woods, Harbor View and Carlson's Addition.

Fourteen listings against 46 annual sales is roughly 4 months of supply. That is a normal market, and it is tighter than the raw count suggests. Our guide to what a Williams Bay home is worth covers the seller side.

New construction at Bailey Estates

Bailey Estates is a separate market and it should be read separately.

Gerstad Builders lists its full annual inventory of planned and available homes at Bailey Estates in the MLS at one time. At the August 2026 data pull that was 28 listings, and 26 of them carried unit designations rather than finished street addresses.

That is standard practice for a production builder. It is one company listing a year of output, not 28 separate sellers competing with each other.

Bailey Estates prices differently from the resale market. The 28 listings run from $482,690 to $659,000 with a $529,140 median list price. The 14 resale listings run a $644,250 median. New construction here sits about $115,000 below resale at the median, which is the opposite of what most buyers assume and it changes how a resale home should be priced against it.

Why the gap runs that direction: the Bailey Estates homes are new, on new streets, on smaller uniform lots, with builder floor plans. The resale group includes larger older homes, bigger lots and some water views, which is what carries the higher number.

What this means for a buyer. If you want new, Bailey Estates is the only place in the village building at volume, and the pricing is competitive. If you want a lot with mature trees, a water view or a walk to the beach, that is the resale market and it costs more.

What this means when you read inventory reports. Any source reporting 42 active listings in Williams Bay is counting a builder's annual pipeline alongside 14 individual sellers. Those are not the same thing. Ask which number you are being shown.

Lake access homes

Lake access means you own a right to use the lake, not the shoreline. 9 lake access single family homes sold in the past 12 months at a $900,000 median, up from $822,700 on 7 sales.

The right can take several forms:

  • A deeded easement to a named outlot or pier, recorded against your parcel

  • An association membership that comes with the home and has dues

  • A shared interest in a lake lot held by a group of owners

  • A spot on a waiting list for a boat slip, which is not a property right

The first three transfer. The last one often does not.

Cedar Point Park is the largest lake access association in Williams Bay by sale volume. Other named associations include Loch Vista Club, Summer Haven and Oakwood Estates. Individual associations do not sell enough homes in a year to publish a median for each one.

Across the full 2020 to 2026 record, 15 Williams Bay sales carried listing language clear enough to confirm a boat slip transfers. Ask for the recorded document or the association bylaw before you put a value on a slip. The lake association study has the detail.

Condominiums

3 Geneva Lake condominium units sold in Williams Bay in the past 12 months at a $1,250,000 median, up from $875,000 on 3 sales the year before. Three sales is a small sample, so read that as a range rather than a trend. Thin volume like this is where appraisal gaps open up.

Bay Colony is the main lake condominium community in Williams Bay. It has north and south sections. Other named communities include Bay Shore and Willabay Shores.

In a lake condominium, the association holds the shoreline and the water rights. Your deed covers the unit plus a share of the common areas. The declaration, the bylaws and the slip policy matter as much as the finishes. Ask for all three early.

Fees vary by building and by unit type. We do not publish fee amounts, because they change and a stale number is worse than none. Ask for current figures on any specific unit.

The condominium study covers how the different condominium types price across the region.

Lakefront

Lakefront means your parcel touches the water. You hold riparian rights and can place a pier, subject to permits.

Williams Bay lakefront is a low-volume market. 19 sales closed in six and a half years, about 3 a year, and only 2 closed in the past 12 months. Read that as scarcity in a sought-after village rather than as soft demand.

Why the six-year median understates this market

The 2020 to 2026 median for Williams Bay lakefront is $3,400,000. That number is misleading and it is worth explaining why.

Several of those sales were on lots that could not be built the same way today. Two homes in Dartmouth Woods sold on 37 feet of frontage. A house on Outing Street sold on 25 feet, which is about as small as a Geneva Lake lakefront parcel gets. Those are deeded association homes and cottages on narrow legacy lots, not estate parcels.

Sort the 19 sales by frontage and the split is clear:

Frontage Sales Median price
40 feet or less 3 $3,125,000
More than 40 feet 12 $4,402,500

The narrow-lot sales pull the overall median down by more than $1,000,000.

The anchor sale is 132 Conference Point Road, which closed in April 2025 at $8,100,000. That is 123 feet of frontage, 1.5 acres, a 7,895 square foot home built in 2012. That sale describes the Williams Bay lakefront market a buyer is actually shopping far better than a blended median does.

Price per foot of frontage does not measure location here

Published price-per-foot figures for Williams Bay run about $69,682. Fontana runs $71,402, Lake Geneva $60,714 and the Town of Linn $52,000.

Those gaps look like location premiums. They are not.

Price per frontage foot moves inversely with lot width. On Geneva Lake, the narrow lots produce the highest per-foot numbers because the house and the lake access carry a fixed value spread across fewer feet. In Williams Bay, sales on 40 feet or less ran about $91,891 per foot while sales above 40 feet ran about $62,734 per foot. The 25-foot Outing Street lot penciled at $125,000 per foot.

Frontage cost is broadly similar around Geneva Lake. What varies is lot width, exposure, elevation, bottom type and what is built on the parcel. A per-foot figure for one village tells you about the lots that happened to sell there, not about the shoreline itself.

Use per-foot as one input among several, never as a location ranking. The lakefront study covers all 26 lakes on the same basis.

How to price Williams Bay lakefront

At 3 sales a year, no average works. Pricing comes from individual sale review, matched on frontage width first, then on exposure, elevation, bottom type, pier rights and the house itself.

Expect a wide range. The 19 sales since 2020 ran from $950,000 to $8,100,000. Compare against the Town and Country study for the non-lake side of the village.

What to check before you write an offer

  • Water rights in writing. Ask for the recorded document or the association bylaw, not the listing sheet.

  • Slip status. Find out if a slip transfers, or if it is a waiting list spot that resets when the home sells.

  • School assignment. District lines do not always match the mailing address. Call the district at (262) 245-1575.

  • Condominium documents. Get the declaration, bylaws, budget, dues history and slip policy.

  • Frontage measurement on any lakefront purchase. MLS frontage is entered by agents, not surveyed.

  • Pier permits. These run through the DNR and the village, not the seller.

  • Shore Path. About 4 miles of the public path cross the Williams Bay shoreline. Know where it runs on a specific parcel.

  • Frontage width on lakefront, which drives price more than any other single factor and is not the same as lot acreage.

  • New construction versus resale. Bailey Estates is builder inventory with builder pricing. It is not comparable to a resale home on a mature lot.

Thin sale volume on lakefront and condominiums also raises appraisal risk. On lakefront especially, an appraiser matching on frontage width rather than on address will produce a very different number.

Getting on the lake without buying waterfront

Williams Bay has one of the better public access setups on Geneva Lake.

The village beach and public boat launch sit next to the municipal pier at East Park. Edgewater Park is on the water with picnic space. About 4 miles of the Geneva Lake Shore Path run through the village. Gage Marine offers storage, service and valet launching.

A buyer at the $549,904 resale village median can walk to the beach and launch a boat at the public ramp. There is no shoreline assessment, seawall cost or pier permit to manage.

Frequently asked questions

How much is lakefront in Williams Bay, WI?

Williams Bay lakefront sold 19 homes between 2020 and 2026, about 3 a year, ranging from $950,000 to $8,100,000. The blended median of $3,400,000 understates the market, because 3 of those sales were on lots of 40 feet or less. Sales above 40 feet of frontage ran a $4,402,500 median. The largest recent sale was 132 Conference Point Road at $8,100,000 in April 2025, on 123 feet of frontage.

What lake associations are in Williams Bay?

Cedar Point Park is the largest by sale volume. Others include Loch Vista Club, Summer Haven and Oakwood Estates. None sells enough homes in a single year to publish its own median, so pricing comes from reviewing individual sales inside each association.

Do Williams Bay lake access homes come with a boat slip?

Not always. Across the 2020 to 2026 record, 15 Williams Bay sales carried listing language clear enough to confirm a slip transfers. Some slips are deeded, some are association assignments, and some are waiting list spots that reset when the home sells. Ask for the recorded document before you assign any value.

What condominiums are on the lake in Williams Bay?

Bay Colony is the main lake condominium community, with north and south sections. Bay Shore and Willabay Shores also appear in the sale record. In each one, the association holds the shoreline and the water rights, so the declaration, bylaws and slip policy matter as much as the unit itself.

How many homes are for sale in Williams Bay?

The village showed 42 active non-lake listings at the August 2026 data pull, but 28 of those are Gerstad Builders inventory at Bailey Estates, listed as an annual pipeline rather than by individual sellers. Resale inventory is 14 homes, which is roughly 4 months of supply against 46 annual sales. Inventory changes weekly, so ask for a current list.

Is price per foot of frontage higher in Williams Bay?

Not in a way that reflects location. Williams Bay penciled at about $69,682 per foot across 2020 to 2026, against $71,402 in Fontana, $60,714 in Lake Geneva and $52,000 in the Town of Linn. Price per foot moves inversely with lot width, so narrow lots produce higher per-foot figures. Williams Bay sales of 40 feet or less ran about $91,891 per foot while sales above 40 feet ran about $62,734. Frontage cost is broadly similar around Geneva Lake.

Can you use Geneva Lake without owning waterfront in Williams Bay?

Yes. The village has a public beach and a public boat launch next to the municipal pier at East Park, plus Edgewater Park on the water and about 4 miles of the Geneva Lake Shore Path. Gage Marine offers storage, service and valet launching for boat owners without a pier.
