Selling a Home in East Troy, WI: Home Values, Lake Property and Acreage

by Kim & Joel Reyenga

By Kim and Joel Reyenga, eXp Realty | Published October 3, 2026

Quick answer: Of 306 East Troy area homes sold since January 2024, the 231 that never cut their price sold for 100.0 percent of what they first asked, in a median of 5 days. The 75 that reduced sold for 92.3 percent of the original price, and took 50 days. The median sale price has climbed from $433,000 in 2024 to $530,000 through mid-September 2026. Almost half of all sellers were under contract within a week.

What the market has done

Single family closings, by year:

Year Sold Median Median days Percent of original price
2024 101 $433,000 9 99.7%
2025 126 $502,000 9 98.7%
2026 through 9/15 79 $530,000 6 100.0%

Compare the same 8.5 months each year and the trend holds: $425,000 in 2024, $461,000 in 2025, $530,000 in 2026. Days on market went from 6 to 8 and back to 6.

One caution on 2026. It is a partial year that ends September 15, so it carries a full spring and summer but no fourth quarter.

The price reduction finding

This is the most useful number in the file.

Group Sales Percent of original price Median days
Never reduced 231 100.0% 5
Reduced at least once 75 92.3% 50

That is a spread of roughly 8 percent of the original asking price, and 45 extra days.

Read it as correlation, not cause. Cutting the price did not cost those sellers 8 percent. The reduction followed a price the market had already declined. By the time a seller reduces, the first and best weeks of attention are gone.

The same pattern held in Whitewater and in Burlington when we ran those markets. East Troy is the third.

Reductions are not spread evenly. Waterfront sellers reduced most often, 30 percent of the time, and waterfront took a median of 14 days to sell against 7 in the village.

How fast homes sell

Days on market Sales Share Percent of original price
7 or fewer 144 47.1% 100.0%
8 to 30 74 24.2% 97.6%
31 to 60 39 12.7% 94.7%
61 to 90 18 5.9% 93.9%
More than 90 31 10.1% 92.5%

Every step down the table costs money. A home that sits past 30 days sells for about 5 percent less than one that sells in the first week. A home past 90 days gives up about 7.5 percent.

The first week is the whole negotiation. Price, photography and the first weekend of showings decide the outcome, and a seller only gets one of each.

What sellers got, by price band

Sale price Sales Median days Percent of original Sold above asking
Under $300,000 35 6 100.0% 42.9%
$300,000 to $400,000 68 6 99.9% 38.2%
$400,000 to $500,000 70 5 100.0% 45.7%
$500,000 to $750,000 78 29 99.6% 32.1%
$750,000 to $1 million 26 34 97.1% 7.7%
Over $1 million 29 14 95.6% 10.3%

Below $500,000 this is a fast market with real competition. Above $750,000 it is a patient one, where the buyer pool is smaller and pricing has to be right on the first try.

What above asking actually looks like

One hundred and three of 306 sellers, exactly a third, sold above their asking price. Seventy-six of those 103 were under contract within 7 days.

Multiple offers here are a first-week event. They are what happens when a correctly priced home meets a market with 51 active listings. They are not something a seller can create in week six with a price cut.

When closings happen

Closings by month across the 33 months:

Month Closings Month Closings
January 16 July 37
February 14 August 29
March 23 September 29
April 25 October 21
May 39 November 20
June 30 December 23

May and July are the peak. February is the floor. Since a closing usually follows a contract by 30 to 60 days, a May closing was an offer written in March or early April.

That is the useful version of seasonality for a seller. If you want to sell into the busy season, you are listing in late winter, not in June.

Sold-to-list by municipality

Where Sales Percent of original price Median days
Village of East Troy 96 100.0% 7
Town of East Troy 133 99.7% 8
Town of Troy 55 98.4% 10
Town of Lafayette, East Troy schools 10 97.9% 9
Town of Spring Prairie, East Troy schools 12 96.4% 10

The village prices tightest. The farther out and the larger the parcel, the wider the gap between the first ask and the final number, because acreage and outbuildings are harder to price from comparable sales.

The road to Chicago goes through Lake Geneva

Here is a marketing problem that most East Troy listings never solve.

A buyer in Chicago is 92 miles away. That buyer does not search for East Troy. They search for Lake Geneva, because Lake Geneva is the name they already know. East Troy is 14 miles from it, with three lakes, a ski hill and Kettle Moraine trails, and almost none of that shows up in a search the Chicago buyer is actually running.

So the job is to put an East Troy listing in front of a Lake Geneva search.

That is why we publish two websites instead of one. LakeGenevaWeekend.com covers the region the way a weekend visitor looks for it: the East Troy community guide, the Alpine Valley Resort guide, the Kettle Moraine Southern Unit, the guide to the 26 lakes and the events calendar. Those pages answer the questions a Chicago family asks a year before they call an agent.

The real estate site answers the next question. When that visitor is ready to look at property, the listings and the market data are one click away, in the same place they were reading about the lake.

We wrote about the mechanics of this in how we market homes to Chicago-area buyers, and about the buyers themselves in our Wisconsin vacation home guide. If you are selling from out of state, our post on selling a Lake Geneva home while living in Illinois covers the paperwork side.

For an East Troy seller, the practical version is short. Your listing should read to someone who has heard of Lake Geneva and never heard of Potter Lake. Name the drive time. Name the lake and what right comes with it. Name Alpine Valley and the Kettle Moraine trailheads. Then let the photographs do the rest.

The file to build before you list

Township sellers should have this ready before the first showing. Buyers here ask for all of it.

  • Well record, and a recent water test with bacteria and nitrates.

  • Septic system location, type, size, and the last pumping and inspection records from Walworth County.

  • Survey or plat map, especially on acreage and on lots with outbuildings.

  • For waterfront: pier permit status, shoreline work history and any seawall or riprap maintenance.

  • Lake district or association documents and current assessments.

  • Zoning and any shoreland overlay, plus nonconforming status on an older cottage.

  • Utility and heat history, particularly on a seasonal cottage.

  • Any Walworth County permits for additions, decks or outbuildings.

Our post on what documents you need to sell a home in Wisconsin covers the state-level forms, and seller closing costs in Walworth County covers the money side.

Listing language this data supports

Write what the record proves and nothing more.

  • Say the lake by name, and say what right conveys. Frontage, channel frontage, deeded access, or none.

  • Never write lake access near Booth Lake. Booth Lake's beach and launch run on residency in the Village of East Troy, the Town of East Troy or the Town of Troy. Calling that a property right misleads a buyer and invites a problem later.

  • Say the district, because East Troy Community School District reaches past the town lines and some Town of East Troy addresses feed Mukwonago.

  • Say the municipality, not just the mailing address.

  • Say well and septic plainly, with the records ready.

  • Give the drive times, especially 50 minutes to downtown Milwaukee and two hours to Chicago.

Pricing against a thin comparable set

Some segments here are small. Two Booth Lake sales in 33 months. Ten Lafayette sales. Twelve in Spring Prairie.

When the comparable set is that thin, a single sale moves the median and a bad comparable moves the price. We price those properties three ways: the closest true comparables regardless of date, the wider segment trend, and what is currently active and competing. Then we say out loud which of the three we weighted and why.

The $6,800,000 sale in the Town of East Troy, on 348 acres, is the clearest example of a number that belongs in no average. It is one property. It is not a comparable for anything else in East Troy.

How Kim and Joel price and market East Troy homes

Pricing here means pricing five different markets at once. A village ranch, a township home on five acres, a Potter Lake access cottage, a Beulah waterfront property and a 20-acre parcel all behave differently, and the same percentage error costs a different amount on each.

Kim has been licensed since 2012 and handles the part of a sale that happens before the sign goes up: what to renovate and what to leave alone, staging, preparing the home to show, and the photography a listing lives or dies on. Those decisions are where a seller's money either comes back or does not.

Joel has held a Wisconsin real estate license since 1986. When a buyer's inspection report lands, or an appraiser questions an outbuilding, his job is to read it accurately and bring in the trade whose opinion carries weight: the contractor, the roofer, the well or septic professional. Agents are not inspectors or builders, and the third-party report is what a deal should turn on. Knowing how to talk with those people, and what their findings mean for the price, is the agent's part.

They have sold resort and golf-community property in Wisconsin, California and South Carolina, and they work with out-of-area owners and estate representatives on the real estate side of a sale. Together they bring more than 50 years of combined real estate experience with eXp Realty LLC, and they have owned their Williams Bay home since 1988.

They also publish the numbers they price from. Read more about Kim and Joel, or see how they cover the region on LakeGenevaWeekend.com.

Frequently asked questions about selling in East Troy

What is my East Troy home worth?

The median single family sale was $530,000 through mid-September 2026, up from $502,000 in 2025 and $433,000 in 2024. Your number depends on which of the five submarkets you are in. Start with a free home value report and test it against closed sales.

How long does it take to sell a home in East Troy?

Almost half of sellers, 144 of 306, were under contract within 7 days. Another 74 sold within 30 days. About 10 percent took more than 90 days, and those sellers netted 92.5 percent of their original asking price.

Does cutting my price help?

It costs less than not cutting, but the damage is done earlier. The 231 sellers who never reduced got 100.0 percent of their original price in a median 5 days. The 75 who reduced got 92.3 percent and waited 50 days. The reduction followed a price the market had already rejected.

Do homes in East Troy sell above asking?

A third do. One hundred three of 306 sold above the original asking price, and 76 of those were under contract within a week.

When is the best time to list in East Troy?

Closings peak in May and July and bottom out in February. Because closings follow contracts by 30 to 60 days, listing in late winter puts you in front of the spring buyers rather than behind them.

Does waterfront sell differently than village property?

Yes. Waterfront sellers reduced their price 30 percent of the time, against 26 percent in the village, and waterfront took a median of 14 days against 7. Above $750,000, only 8 to 10 percent of sales cleared the original asking price.

What paperwork do I need to sell a township home in East Troy?

The well record and water test, the septic records from Walworth County, a survey, permits for additions and outbuildings, and, on the water, the pier permit and shoreline history. Have it before the first showing, because buyers ask during the inspection period.

How will my East Troy home reach Chicago buyers?

Chicago buyers search for Lake Geneva, not East Troy. We publish LakeGenevaWeekend.com, which covers East Troy, Alpine Valley, the Kettle Moraine and the 26 lakes, and it feeds the real estate site where the listings and market data live. The listing itself should name the drive time, the lake and the water right in plain terms.

Can I sell an East Troy property if I live out of state?

Yes. Wisconsin closings can be handled remotely, and we work with out-of-area owners and estate representatives regularly. Our post on selling from Illinois covers the specifics.

What should I ask a listing agent before selling in East Troy?

Three questions. How will you price a property when the comparable set is two sales? What exactly will you write about the water right, and where did you verify it? And how does my listing reach a buyer who is searching for Lake Geneva? Kim and Joel bring more than 50 years of combined experience in this market. Start on their about page.
