Moving From Chicago to Lake Geneva, WI

by Kim & Joel Reyenga

Quick answer: Moving from Chicago to Lake Geneva, WI means running one of two searches: a second home you drive to on weekends, or a full-time move that changes your state of residence. Downtown Lake Geneva is about 76 miles from the Loop. Kim and Joel's analysis of 1,819 Metro MLS single-family sales puts the town-home median at $392,000 for the 12 months ending September 30, 2026.

The Friday drive up US 12 or I-94 is how most Chicago-area buyers first meet this market. By Sunday night some of them are looking at listings.

The road to Chicago runs through Lake Geneva. It's the name Chicago-area buyers type into a search bar, and it's the gateway to Lake Geneva and the Southern Lakes Region of southeastern Wisconsin: 26 lakes and 40 municipalities across 5 counties, per Metro MLS. The buyer who starts with "Lake Geneva" often closes on Delavan Lake, in Williams Bay or at Geneva National.

Why Chicago-area buyers keep landing in Lake Geneva

Lake Geneva is the closest large lake market to the Chicago metro, and the inventory math on both sides of the state line pushes buyers north. Per ResiClub's analysis of Realtor.com data (published October 8, 2026), Chicago metro active listings were down 5.3% year over year in September and 62.2% below pre-pandemic levels.

Walworth County is tight too. It had 516 active listings in September 2026, against 569 a year earlier (down 9.3%) and 905 in September 2019.

So a Chicago buyer who expects a deep bench of choices up here will be disappointed. The buyer who knows which setting they want, and has a lender letter in hand, is the one who gets the house.

How do the settings around the lake compare on price?

Price follows setting more than town. Kim and Joel sort every sale into lakefront, lake access, town and country, and condominiums by type, because a "Lake Geneva" address can mean any of them. Here's the region over the trailing 12 months, from our October market study:

Setting (single family unless noted) Sales, 12 months to 9/30/26 Median sale Median days on market Sale to original list
Town (cities and villages) 941 $392,000 15 100.0%
Country (townships) 513 $499,900 18 98.6%
Lake access 232 $425,000 17.5 98.5%
Lakefront 133 Priced sale by sale 31 96.5%
Golf-community condominium 98 $617,750 29.5 n/a
All other condominium 264 $337,000 33.5 n/a

Start your search now: see what's for sale today on our Lake Geneva home search, then contact Kim and Joel to set up a showing day.

We don't publish a lakefront median for any single lake. Frontage, water depth and pier rights move prices too far for one number to mean anything.

Lake access is where Chicago buyers get surprised. Within that segment, homes that sold with a slip, dock or pier ran a $726,250 median on 66 sales; homes without one ran $392,500 on 166 sales. That's an association between the pier and the price, and the lake association study shows how the rights convey. Our Lake Geneva buying guide walks through each setting in the City, the Town of Geneva and the Town of Linn.

Second home or full-time move: two different searches

A second home and a primary residence answer different questions, so they produce different short lists. Decide which one you're buying before the first showing.

Question Second home Full-time move
What sets the location? Drive time from your Illinois address Your commute, or your remote-work setup
Which property types fit? Lake access, condos, golf communities, lakefront Any, plus in-town and country homes
Who handles it in winter? A caretaker, association or neighbor You
Lottery and gaming credit on the tax bill? No (primary residence only) Yes, if eligible on January 1
Rental income in the plan? Possibly; check local rules first Usually not

The second-home buyer is usually buying for Friday-night arrival time and low upkeep. Our vacation home buyers guide covers that search in depth.

The full-time buyer is choosing a daily life: grocery runs, a commute to Milwaukee or the northwest suburbs, school district boundaries you verify by address. Different list.

Which towns fit which property type?

Each community around the lake leans toward particular settings. Single-family medians below are by jurisdiction, from Market #2 (trailing 12 months to September 30, 2026). Drive times are to the Loop.

Community Settings you'll find Sales Median Drive to the Loop
City of Lake Geneva In town, lake access, condos 135 $575,512 76 mi, about 105 min
Village of Williams Bay In town, lakefront, lake access 59 $590,000 81 mi, about 114 min
Village of Fontana Lakefront, lake access, golf 40 $785,000 84 mi, about 117 min
Town of Linn Lakefront, lake access, country 39 $1,379,000 70 mi, about 90 min

Drive estimates are off-peak routing from each downtown, measured October 13, 2026, with no traffic.

Our relocation guides go deeper on Lake Geneva, Williams Bay, Fontana, Delavan and Twin Lakes, about 25 minutes south of Lake Geneva. For the weekend side of each town, LakeGenevaWeekend.com has guides to Lake Geneva, Williams Bay, Fontana, Delavan and Geneva National.

Golf-community buyers should know that many golf "condominiums" at Geneva National and Abbey Springs are detached homes recorded as Wisconsin land condominiums. Our condominium values by community page sorts them out.

Drive-test the commute at real travel times

Drive the route at the hour you'll actually travel. A Tuesday 2 p.m. test drive tells you nothing about a Friday 4 p.m. departure from the Kennedy.

From downtown Lake Geneva, our routing estimates run about 50 miles and 72 minutes to Schaumburg and about 50 miles and 68 minutes to downtown Milwaukee. O'Hare is about 63 miles and 104 minutes by the same routing.

Do it twice: once on the Friday departure you'd make as a second-home owner, and once on the Monday return. If the move is full-time, add a weekday morning run to wherever you'll work. For weekend planning from the city, our Lake Geneva weekend getaway from Chicago guide lays out the routes.

Illinois to Wisconsin: residency, license, vehicle and income tax

A full-time move changes your state of residence, and Wisconsin sets deadlines for it. A second home in Wisconsin usually doesn't, though how you split your time can.

  • Driver license: WisDOT requires a new resident to get a Wisconsin license within 60 days of establishing residence.

  • Vehicle title and plates: the same WisDOT page says you must title and register your vehicle in Wisconsin upon establishing residency. Out-of-state plates with time left on them don't extend that.

  • Wisconsin income tax: the Wisconsin Department of Revenue ties residency to domicile, "the permanent legal home you intend to use for an indefinite or unlimited period," in Publication 122. You can have one domicile at a time.

  • Illinois income tax: the Illinois Department of Revenue treats you as a part-year resident in the year you move, reported on Schedule NR.

The year you move is the year to hire a CPA licensed to file in both states. A CPA or attorney prices your specific case. Kim and Joel are licensed real estate agents, not tax advisors.

Property taxes: the headline

Wisconsin effective property tax rates around the lake generally run below Chicago-area suburban rates, but they vary by municipality and school district. On 2025 Walworth County tax bills, the net rate in the City of Lake Geneva works out to about 1.23% of market value; in the Village of Williams Bay, about 0.87%. Both figures are before the lottery and gaming credit.

For comparison, the Civic Federation estimated 2022 effective residential rates of 1.69% in Chicago and 2.31% in Schaumburg, before exemptions. The bill also arrives on a different calendar: Wisconsin installments are due January 31 and July 31. Our full Wisconsin-versus-Illinois tax comparison publishes October 23.

Insurance and winter carrying costs

Budget for the house you'll own in February. Average US homeowners premiums hit a record $209 a month in September, up 8.7% year over year, per Intercontinental Exchange; lakefront and older homes can run well above that, so get a quote before you write the offer.

Winter adds line items a Chicago condo owner may not have carried: snow removal, heat for a house that sits empty midweek, pier and lift removal each fall, and someone to check the place after a cold snap. Ask the seller for 12 months of utility bills. On association property, read the budget and reserve study.

Short-term rental rules vary by town and association

Rental rules on a second home are set locally. The City of Lake Geneva, each village, each town and many associations write their own, and some prohibit short-term rentals outright. Read our short-term rental rules buyer guide, then confirm the current ordinance and covenants for the exact parcel before you count on rental income.

A showing-day plan for Chicago-area buyers

One well-planned Saturday beats 3 rushed ones. Here's how we set one up.

  1. Before you drive up: a lender pre-approval, a short list from the IDX search and a decision on second home or full-time.

  2. Morning: 4 to 6 showings grouped by setting, so you compare lakefront to lakefront.

  3. Midday: walk a stretch of the public Geneva Lake Shore Path or have lunch downtown, so you see the town you'd be buying into.

  4. Afternoon: second looks at your top 2, plus a drive past each at the hour you'd arrive on a Friday.

  5. Before you leave: ask us for the pier, association and tax facts on the finalist, in writing.

If you can, come back for an event weekend. The Lake Geneva events calendar shows what the town looks like at full volume.

Why Chicago-area buyers work with Kim and Joel

Kim and Joel have more than 50 years of combined real estate experience in this market. Joel was licensed in Wisconsin in 1986, Kim in 2012, and they've been with eXp Realty LLC since 2019.

They've owned their Williams Bay home since 1988. Joel grew up on a dairy farm outside Darien; Kim grew up in a lake house on Delavan Lake. They have lived, worked and played in the Lake Geneva and Southern Lakes area their entire lives. They're golf and boat club members, and they can show you the ropes.

Joel's resort and golf-community sales experience in Wisconsin, California and South Carolina matters when a buyer is weighing Geneva National against a lake-access home. Kim ran a renovation company from 2010 to 2015, so she reads a pre-sale project list for what it'll cost and how long it'll take.

And they run two sites for two jobs. YourWiscoHome.com publishes the market data, sale by sale and segment by segment, including the monthly market update. LakeGenevaWeekend.com covers community life. The second one is how a Chicago buyer searching "Lake Geneva" finds a Lake Geneva listing.

Frequently asked questions

How far is Lake Geneva, WI from Chicago?

Downtown Lake Geneva is about 76 miles from the Chicago Loop by road, roughly 1 hour 45 minutes off-peak by routing estimate. Schaumburg is about 50 miles and 72 minutes. Friday afternoon traffic on I-90, I-94 or US 12 can add a lot more, so drive-test the route at the hour you'd actually travel.

Is Lake Geneva a good place for a second home from Chicago?

It's the closest large lake market to Chicago, which is why so many Illinois owners buy here. Kim and Joel's analysis of 1,819 Metro MLS single-family sales shows lake-access homes at a $425,000 median and golf-community condominiums at $617,750 over the 12 months ending September 30, 2026. Whether it fits depends on your drive time and upkeep plan.

What does a house cost in Lake Geneva, WI?

In the City of Lake Geneva, 135 single-family homes sold at a $575,512 median in the 12 months ending September 30, 2026, per Kim and Joel's Metro MLS study. Across the wider region, town homes ran $392,000 and country homes $499,900. Lakefront is priced sale by sale.

Do I have to change my driver license if I move from Illinois to Wisconsin?

Yes, if Wisconsin becomes your residence. WisDOT requires a Wisconsin driver license within 60 days of establishing residency, and you must title and register your vehicle in Wisconsin when you become a resident. A second home alone usually doesn't trigger this; where you're domiciled does.

Will I pay Wisconsin income tax if I buy a second home in Lake Geneva?

Owning a Wisconsin second home doesn't by itself make you a Wisconsin resident. The Wisconsin Department of Revenue bases residency on domicile, your permanent legal home, explained in Publication 122. Rental income from Wisconsin property is Wisconsin-source income. A CPA prices your specific case; Kim and Joel are licensed real estate agents.

Are property taxes lower in Lake Geneva than in the Chicago suburbs?

Often, yes. On 2025 tax bills, the City of Lake Geneva net rate works out to about 1.23% of market value and Williams Bay about 0.87%. The Civic Federation estimated 2022 effective residential rates of 1.69% in Chicago and 2.31% in Schaumburg. Rates vary by municipality and school district, so check the parcel.

Can I rent out my Lake Geneva second home?

It depends on the parcel. The City of Lake Geneva, the surrounding villages and towns, and many associations set their own short-term rental rules, and some prohibit them. Confirm the current ordinance with the municipality and read the association covenants before you buy. Kim and Joel's short-term rental buyer guide lists where to look.

When is the best time to look at Lake Geneva homes?

Spring opens around Super Bowl Sunday, because a buyer who wants the place by Memorial Day needs to be under contract by March or April. September and October are a second window. In September 2026, the region's median single-family home sold in 15 days at 99.0% of original list, per Kim and Joel's market update.

How do I choose a real estate agent for a move from Chicago to Lake Geneva?

Ask how they separate city, town and village data; how they verify pier rights from the deed; and what they publish about the market. Kim and Joel have more than 50 years of combined experience, Joel licensed in Wisconsin since 1986, and they publish YourWiscoHome.com and LakeGenevaWeekend.com.
