Why the name East Troy means three different places
Buyers say East Troy and mean one town. The mail says East Troy and means several.
The Village of East Troy is the incorporated center. It held 4,687 people in the 2020 census on about 4.5 square miles. The Town of East Troy surrounds it, with 3,992 people spread across 27.7 square miles. The Town of Troy sits west, with 2,355 people across 35 square miles.
This matters because taxes, services and lake rights all follow the line you live on. The MLS makes it harder. Both the village and the Town of East Troy appear as "East Troy" in the municipality field, so we separate them by the tax key on the parcel rather than the mailing address.
Where the school district line runs
The East Troy Community School District does not stop at the town lines. It runs four schools: Little Prairie Primary, Prairie View Elementary, East Troy Middle and East Troy High.
It serves the village, both towns, and reaches into two more. Homes on the Alpine Valley side of the Town of Lafayette feed East Troy schools, as do homes in the northwest corner of the Town of Spring Prairie along County Road D. Meanwhile, eight properties we tracked inside the Town of East Troy feed the Mukwonago district instead.
A mailing address does not tell you the district. Confirm it before you write an offer on a home where schools matter.
Where East Troy sits
East Troy is in northeastern Walworth County. Interstate 43 clips the edge of town with two interchanges: I-43 at WI-120 south of town, and I-43 at WI-20 east of town.

Two of those numbers do the work. A downtown Milwaukee job is a 50-minute drive. A Chicago second home is a two-hour drive. The same house is 20 minutes from Geneva Lake, which we cover in our . The three lakes, and what each one allows
Lake rights here are not the same from lake to lake. This is the single most misunderstood part of the market.

Lake Beulah is the big one. The public launch is at Wilmer's Landing, and the village has reported the lot holds 29 spaces, with no more boats once it fills. Channels connect parts of the lake, and boats run slow-no-wake in any channel. On weekends and holidays, slow-no-wake also applies from 6 p.m. to 10 a.m.
Channel frontage is not the same as open-water frontage. We classify channel homes as lake access, not lakefront, because the view, the water depth and the price all behave differently.
Potter Lake is 155 acres with about 2.2 miles of shoreline, according to the Potters Lake Protection and Rehabilitation District. It sits in a shallow dip at the base of a moraine. Average depth is about 8 feet, and roughly 19 percent of the lake is under 3 feet deep. The landing is off County Road L.
Booth Lake works differently, and agents get this wrong. Booth Lake Memorial Park on Townline Road has the beach, the bathhouse, the picnic shelter and the boat ramp. Use is limited to residents and property owners of the Village of East Troy, the Town of East Troy and the Town of Troy. Proof of residency is required. The Booth Lake Management District describes the lake as semi-private and limits the launch the same way.
So Booth Lake access is a benefit of living in one of the three municipalities, not a deeded right that rides with a house. Listings advertising "lake access" near Booth Lake are usually describing residency. Read the deed, not the listing.
The Lake Beulah Yacht Club
Lake Beulah has organized sailing, and it is older than most of the houses on the water.
The Lake Beulah Yacht Club was organized in 1893 and sits at N9220 East Shore Road in the Town of East Troy. The club belongs to the Inland Lake Yachting Association, the Wisconsin Yachting Association, the MC Scow and C Scow class associations, the US Optimist Dinghy Association and US Sailing.
Racing runs in scow and junior classes: C Scow, MC Scow, X Boat and Optimist. A sailing summary of the club counts roughly 200 races a season plus four regattas, and dates the club's sailing school to 1972.
Two sailors who came through that program went to the Olympics. Annie Haeger sailed the women's 470 at the 2016 Games, and Stephanie Roble has sailed the 49erFX. Both were named Rolex Yachtswoman of the Year, Haeger in 2016 and Roble in 2015.
For a buyer, the club is a fact about how the lake is used. Race nights and regatta weekends put boats on the water on a schedule, which is worth knowing before you buy a pier. Membership questions go to the club directly at lbyc.us, not to a listing agent.

Water, sewer and what comes with a township parcel
In this area the line is clean. Homes inside the Village of East Troy are on municipal water and sewer. Everything outside the village is on a private well and a septic system.
That changes the inspection list, the monthly costs and what a lender asks for. A well test and a septic inspection belong in every township offer, and the records for both are worth reading before you write one.
Alpine Valley, the Kettle Moraine and golf
Alpine Valley Resort sits on County Road D between East Troy and Elkhorn. The ski hill has 20 runs across more than 100 skiable acres, with a 388-foot vertical drop. In summer the same property runs 27 holes of golf, an 8.1-mile mountain bike loop, three disc golf courses and four pickleball courts.
Next door, and separately operated, is Alpine Valley Music Theatre. It opened in 1977 and holds more than 35,000 people. Concert nights change traffic on County Road D. Our covers the schedule and the parking.
The Kettle Moraine State Forest Southern Unit covers roughly 22,000 acres across three counties. The John Muir trail system is 13 miles from the square, about 21 minutes. About 30 miles of the Ice Age Trail run through the unit, and the Nordic trails south of Palmyra are groomed for skiing in winter. Our has the trailheads and campgrounds.
Golf runs deep for a town this size: 27 holes at Alpine Valley, two 18-hole courses at Rainbow Springs six miles out, and nine each at Lake Beulah Country Club and Eagle Springs Golf Resort, both public. Our covers the wider trail.
The train, the square and the calendar
The East Troy Railroad Museum runs the last working piece of Wisconsin's interurban network, on rails dating to 1907. When the power company moved to abandon the line in 1939, the village passed a referendum, bought 7.5 miles of track and overhead wire, and ran the railroad itself until 1985. Trains still run from the depot on Church Street to The Elegant Farmer in Mukwonago.
The square carries the calendar. The chamber's Corn and Brat Roast ran its 49th year over Memorial Day weekend in 2026, alongside the 11th Brewfest and the 34th rummage sale, and the community band plays free Thursday concerts at Village Square Park. The Aurora Health Center is on Corporate Circle, the Lions Public Library on Graydon Avenue is open six days a week, and big-box shopping is 10 minutes north in Mukwonago.
