On September 16, the Federal Open Market Committee voted 12 to 0 to "raise the target range for the federal funds rate by 1/4 percentage point," to 3-3/4 to 4 percent, per the Federal Reserve. The next meeting is October 27 and 28.

Two inflation and jobs figures sit behind that decision. The Bureau of Labor Statistics reported September consumer prices up 3.7 percent from a year earlier, with energy up 20.4 percent and prices excluding food and energy up 2.6 percent. September unemployment was 4.2 percent, with 29,000 jobs added.

Borrowers are shifting products. ICE Mortgage Technology reported adjustable-rate mortgages at more than 11 percent of rate locks on October 5, the highest share in nearly four years. ICE's Andy Walden: "ARMs are becoming more attractive to borrowers looking for relief from today's higher fixed rates."

The national market: sales, prices and inventory

NAR reported 3.99 million existing-home sales at a seasonally adjusted annual rate in September, up 1.5 percent from August and down 2.2 percent from a year earlier. The median price was $417,500, up 1.3 percent, and inventory was 1.60 million homes, a 4.8-month supply.

NAR chief economist Lawrence Yun: "Further increases in mortgage rates in recent weeks mean fewer buyers can qualify to purchase a home." And: "Higher inventory and lengthening days on market give buyers improved negotiating power."

Turnover remains low. ResiClub's Lance Lambert wrote on October 16 that the September reading "officially marks four straight years of 'historically low' resale turnover," and that in weaker local markets "some existing-home sellers will have to adjust if they want to sell."

The Blueprint, summarizing Redfin's October 11 data, put it this way: "The market isn't uniformly weak; it's punishing sellers who overreach." Calculated Risk's Bill McBride described national median list prices as having "moved mostly sideways for four years."

The Midwest and Chicago

The Midwest held up better on price than the nation. NAR put September Midwest sales at a 930,000 annual rate, down 2.1 percent, with the median price up 3.1 percent to $329,600. ResiClub's Lambert noted low turnover has "been true in relatively more resilient housing markets across pockets of the Northeast and Midwest."

Chicago-area buyers search Lake Geneva first. Our post on how we market Lake Geneva homes to Chicago-area buyers covers that path.

Florida and Arizona: where many relocation buyers are selling

For a buyer selling a Florida or Arizona home to buy around Lake Geneva, the two markets have moved in opposite directions for two years running.

ResiClub's Lance Lambert, in an October 16, 2026 analysis of the Zillow Home Value Index for single-family homes and condos: "In aggregate, the post-boom market remains most resilient in the Midwest and Northeast, while the greatest softness is still concentrated in former pandemic boomtowns in the Southeast, Southwest, and pockets of the West."

Seasonality: what the calendar shows

Fall is the national buyer's window by Realtor.com's measure. Its 2026 analysis named September 27 to October 3 as the best week to buy, with active listings 31.9 percent above the start of the year and prices 3.5 percent below the seasonal peak. In Chicago that week, active listings ran 16.8 percent above the start of the year and the median list price 5.8 percent below the peak. Realtor.com named April 12 to 18 as the best week to sell.

Locally, contracts slow sharply in December. In the City of Lake Geneva, the Town of Geneva and the Town of Linn, single-family and condominium contracts written in 2025 ran:

2025 Contracts written
January to March 91
April to June 99
July to September 119

December 2025 had 10 contracts, the fewest of any month. Our Lake Geneva seller guide breaks seasonality down for the City of Lake Geneva.
