Living in Lake Geneva, WI: Real Estate and Relocation Guide

by Kim & Joel Reyenga

Quick answer: Living in Lake Geneva, WI means choosing between three governments that share one name: the City of Lake Geneva, the Town of Geneva and the Town of Linn. Over the 12 months ending September 30, 2026, City of Lake Geneva single-family homes sold 135 times at a $575,512 median. Chicago is about 90 minutes away.

A listing that says "Lake Geneva, WI 53147" can sit inside city limits on municipal water, in a township on a private well, or on Geneva Lake's south shore under a different tax rate and a different school district. The mailing address doesn't tell you which.

This guide sorts that out first, then covers what daily life looks like, what homes cost and how the move works for a full-time owner versus a weekend owner. It's the first stop for anyone researching Lake Geneva and the Southern Lakes Region of southeastern Wisconsin, and it's built on the same Metro MLS data as our monthly market reports.

City of Lake Geneva, Town of Geneva and Town of Linn: three governments, one name

The address says Lake Geneva. The government that taxes, plows and zones the property may be any of three. Each one has its own board, its own tax rate and its own rules for short-term rentals, building and septic.

City of Lake Geneva Town of Geneva Town of Linn
Government type Incorporated city Township Township
2020 Census population 8,277 5,390 2,687
Water Geneva Lake Lake Como Geneva Lake, north and south shores
Sewer and water Municipal sewer; municipal water on most lots Sanitary districts in some areas, wells elsewhere Private on-site systems and holding tanks

Single-family sales, trailing 12 months 135 60 39
Median sale price $575,512 $470,000 $1,379,000

Sales and medians cover October 1, 2025 through September 30, 2026, from our Lake Geneva and Southern Lakes Region home values report, which tracks 40 jurisdictions.

The City of Lake Geneva holds the downtown, the Riviera and the public beach. The Lake Geneva Utility Commission runs the city's water and sewer utilities. Most city homes use both, though 2 of the city's 4 lakefront sales on Bayview Drive recorded municipal sewer with a private well, so read the utility line on each listing.

The Town of Geneva is a separate township centered on Lake Como, a 946-acre lake that sits next to the Geneva National golf community. Its town hall is on Como Road with a Lake Geneva mailing address. The Town of Geneva adopts its own ordinances, including sanitary district rules for the Lake Como area. Our Geneva National community guide on LakeGenevaWeekend.com covers the golf side of the town.

The Town of Linn carries the most Geneva Lake shoreline of any government. Per the Town of Linn, 14 of the lake's roughly 26 miles of shoreline lie within the town, on both the north and south shores. Linn has no central sewer plant. Its sanitary district relies on private on-site systems and holding tanks, per the Linn Sanitary District facilities plan.

That last point matters on an offer. A Linn buyer needs a septic evaluation and a well test in the contingency list. A city buyer usually doesn't.

What a home costs in the City of Lake Geneva

The City of Lake Geneva recorded 135 single-family sales at a $575,512 median over the trailing 12 months, the largest sample of any jurisdiction we track. The median home sold in 14 days at 100.0 percent of its original list price.

That median blends very different property. Here's how the 135 sales split:

City of Lake Geneva segment Sales Median or range
In town, no recorded water rights 127 $556,300 median
Lake access 4 $1,375,000 median
Geneva Lake lakefront 4 $7,395,000 to $10,286,000
Residential condominium 59 $278,000 median
Condotel (The Cove, Timber Ridge Lodge, Harbor Shores) 11 $229,000 median

Single-family rows sum to 135. Condominium rows are a separate count. Trailing 12 months ending September 30, 2026, Metro MLS.

The residential condominium count includes 3 three-season units at End of the Line Caboose, which sold between $40,000 and $85,000. Lakefront gets its own section below.

For frontage values across all of Geneva Lake and 25 other lakes, see our lakefront real estate study. Lake access rights work differently on every association, and our lake association study shows what conveys.

Condotel units sit in hotel-managed buildings and trade on different rules from residential condos, so we never blend the two. Our condotel buyer guide and condominium values by community cover both.

Where the 135 single-family sales landed by price:

Price band Sales
Under $300,000 7
$300,000 to $399,999 24
$400,000 to $499,999 17
$500,000 to $749,999 65
$750,000 to $999,999 13
$1,000,000 to $1,999,999 3
$2,000,000 and above 6

Nearly half the sales, 65 of 135, landed between $500,000 and $749,999. January through September, the city recorded 85 single-family sales at a $548,775 median in 2026, against 71 at $535,000 in the same months of 2025.

Geneva Lake lakefront sales in the City and the Town of Linn

Eight single-family Geneva Lake lakefront homes closed in the City of Lake Geneva and the Town of Linn over the 12 months ending September 30, 2026. They ranged from $4,700,000 to $10,286,000 on 50 to 160 feet of frontage.

We don't publish a lakefront median. Eight sales across two governments, on frontage from 50 to 160 feet, produce a midpoint that prices none of them. Here they are one by one:

Closed Jurisdiction Sale price Frontage Water and waste
October 2025 City of Lake Geneva $8,575,000 102 ft Municipal sewer, private well
October 2025 Town of Linn $8,700,000 110 ft Shared well, septic
October 2025 City of Lake Geneva $10,286,000 121 ft Municipal water and sewer
November 2025 City of Lake Geneva $7,395,000 105 ft Municipal water and sewer
November 2025 Town of Linn $5,999,500 50 ft Private well, holding tank
November 2025 City of Lake Geneva $8,250,000 100 ft Municipal sewer, private well
July 2026 Town of Linn $4,700,000 75 ft Private well, holding tank
August 2026 Town of Linn $8,490,000 160 ft Private well, holding tank

Single-family sales, October 1, 2025 through September 30, 2026, Metro MLS. Addresses withheld.

A vacant Geneva Lake lakefront lot in the City of Lake Geneva also sold in January 2026 for $6,750,000. And after this window closed, a Town of Linn north shore home with 222 feet of frontage sold on October 7, 2026 for $20,000,000. It will appear in next month's figures.

The utility column is the line buyers skip. All 4 Linn sales ran on wells (one shared), 3 of them with holding tanks rather than septic fields, and 2 of the 4 city sales used a private well with municipal sewer. Each changes the inspection list and the carrying cost.

Which school district serves a Lake Geneva address

School assignment follows the district boundary on the tax parcel. It doesn't follow the mailing address or the town line.

The Wisconsin Department of Public Instruction lists which elementary districts feed each union high school district:

Union high school district Elementary (K-8) districts that feed it
Lake Geneva-Genoa City Union High School District (Badger High School) Lake Geneva J1, Geneva J4, Genoa City J2, Linn J4
Big Foot Union High School District (Walworth) Fontana J8, Linn J6, Sharon J11, Walworth J1

Source: Wisconsin DPI union high school district list.

Two practical points follow. The Town of Linn is split: Linn J4 feeds Badger and Linn J6 feeds Big Foot. And a township address sits in whichever district's boundary covers the parcel. The Town of Linn lakefront sales in our records list 4 different elementary districts: Linn J4, Linn J6, Geneva J4 and Lake Geneva J1. The town name alone doesn't settle it.

To confirm a specific property, look up its tax key in the Walworth County parcel search. The tax bill lists the school district as a taxing jurisdiction. The UW State Cartographer's Office publishes district boundary maps, and Lake Geneva Schools lists its buildings. Then call the district to confirm before you write an offer.

The Geneva Lake Shore Path

Geneva Lake is ringed by a public footpath that crosses private lakefront yards, estate lawns and village parks. The length you see depends on who's measuring. Visit Lake Geneva puts the shoreline at about 21 miles and the walked path at up to almost 26. The Southeastern Wisconsin Regional Planning Commission's 2008 lake management plan measures the shoreline at 20.2 miles and the lake at 5,262 acres.

Lakefront owners maintain the path where it crosses their land, and a buyer of a lakefront home inherits that arrangement along with the view.

Downtown, the path runs past Library Park and the Riviera. Our Shore Path guide on LakeGenevaWeekend.com has maps, access points and the segments people walk most.

Downtown, the Riviera and Library Park

Downtown Lake Geneva is the commercial center for the lake. Its public waterfront runs along Wrigley Drive.

Place What it is
The Riviera Built by the city in 1932 on an $85,000 bond issue, with a second-floor dance hall over shops and a boat ticket booth. Mediterranean Revival, on the National Register since 1986, per the Wisconsin Historical Society.
Riviera Beach City-run public beach on Wrigley Drive. The 2026 season ran May 30 to September 7, with a daily admission fee set by the city.
Library Park Lakefront park beside the Lake Geneva Public Library at 918 Main Street. Mary D. Sturges deeded the land to the city in 1894 for a library and public park, per the Wisconsin Historical Society. Fishing pier and Shore Path access.
Flat Iron Park 201 Wrigley Drive. Home to Venetian Fest, Oktoberfest and Winterfest, per the city.
Big Foot Beach State Park One mile south of the city, per the Wisconsin DNR. Roughly 271 acres with a Geneva Lake beach.

LakeGenevaWeekend.com keeps the lifestyle side current: beaches, restaurants and the events calendar.

The Chicago connection is old. The Wisconsin Historical Society records that wealthy Chicagoans built lakeshore estates here in the late 1800s, and that many stayed at the lake year-round after the 1871 fire while their city homes were rebuilt. The pattern of a Chicago household holding a Geneva Lake address dates to then.

Drive times to Chicago, O'Hare and Milwaukee

Downtown Lake Geneva is about 80 miles and roughly 90 minutes from downtown Chicago, and about 50 miles and roughly an hour from downtown Milwaukee. O'Hare International Airport runs about 75 minutes. Those are typical times without heavy traffic. A Friday afternoon departure from the Loop runs longer.

From downtown Lake Geneva to Distance Typical drive
Downtown Chicago (Loop) About 80 miles About 90 minutes
O'Hare International Airport   About 75 minutes
Downtown Milwaukee About 50 miles About 1 hour
Illinois state line 7 miles About 10 minutes

That distance is why LakeGenevaWeekend.com ranks Lake Geneva among the lake towns near Chicago, and why the second-home market here runs on Chicago demand.

Full-time resident or weekend owner: what changes

The same house works differently depending on how many nights a year you spend in it. Here's where the two ownership situations split.

12-month resident Weekend or seasonal owner
Property tax credit Wisconsin lottery and gaming credit applies to a primary residence occupied January 1 No lottery credit
Tax on a $750,000 city home (one 2025 bill) $8,957 $9,148
Winter Winterfest in January, a quiet downtown, ice fishing Furnace monitoring, plowing contract, winterized water lines
Summer Weekend crowds downtown and on the lake Arrive Friday into traffic, leave Sunday into traffic
Renting it out Not a factor City and Town of Geneva each license short-term rentals separately
Income tax Wisconsin residency questions Usually stays with the home state; ask a CPA

The tax gap between the three governments is wider than the gap between resident and weekend owner. On one 2025 bill per municipality, a $750,000 primary residence carried about $8,957 in tax in the City of Lake Geneva, $6,373 in the Town of Geneva and $5,242 in the Town of Linn. Each figure is one bill, and school district lines vary within a town, so treat it as a comparison rather than a quote for a specific address.

Rental rules are municipal. The City of Lake Geneva requires short-term rental registration, and the Town of Geneva has its own ordinance. Our short-term rental rules guide covers both, and our vacation home buyers guide covers carrying a second home from Illinois. A CPA prices your tax situation; Kim and Joel are licensed real estate agents.

For the off-season, LakeGenevaWeekend.com tracks winter activities from the Electric Christmas Parade through Winterfest.

Why buyers work with Kim and Joel

A move to Lake Geneva turns on facts that don't appear on a listing sheet: which government taxes the parcel, which school district it sits in, whether the lake right conveys and whether the house is on a well. We publish the data we work from, including the 135 sales behind this page, so you can check our reasoning before you call.

Joel has held a Wisconsin real estate license since 1986. On an inspection, he reads the report closely, asks the inspector the follow-up questions and brings in the well, septic or building professional whose report governs. Kim, licensed since 2012, handles the preparation side of a sale: renovation planning, staging and photography. Together they bring more than 50 years of combined experience, have been with eXp Realty since 2019 and have owned their Williams Bay home since 1988.
