Lakefront, priced by the foot
Frontage is the scarce thing, so price per frontage foot is what makes one lake comparable to another. 125 lakefront homes closed in the last 12 months.

Geneva Lake at $82,500 a foot against Bohners at $8,710 is roughly 9 to 1, and both are inside a 30 minute drive. Twelve more lakes had fewer than 3 sales, so they are left out rather than shown as a one-sale median. There are plus 14 smaller ones we also cover.
Two cautions on that column. Sale price and frontage correlate at 0.47 in this dataset, so per-foot sorts lakes into tiers rather than valuing a specific property. And Delavan's 42-foot median frontage is the narrowest on the board, which pushes its per-foot number up relative to how it actually lives.

Country, priced by the acre
232 homes on an acre or more closed in the last 12 months, at a $612,500 median. Price per acre falls sharply as parcels get bigger, which is what a buyer comparing a 3-acre listing to a 36-acre listing needs to see.
