Buying a Home in Twin Lakes: Lake Mary, Lake Elizabeth and Village Homes

by Kim & Joel Reyenga

By Kim and Joel Reyenga, eXp Realty | YourWiscoHome.com

Quick answer: The Twin Lakes region recorded 345 closed sales between January 1, 2025 and September 15, 2026. Homes off the water sold at a $415,000 median across 165 sales. Lake access homes sold at $350,000 across 102 sales. Lakefront sold 23 times, from $242,500 to $3,335,000. Of 120 lake access sales, 8 established that a boat slip transfers with the property. A waiting list is the normal arrangement here.

This guide covers what you can buy, where the inventory sits today, and what to confirm before writing an offer.

What you can buy

Type Sold Median Active now
Home off the water 165 $415,000 24
Lake access home 102 $350,000 17
Lakefront home 23 see the sale list below 2
Condominium 15 $420,000 0
Vacant land, off water 21 $90,000 6
Vacant land, lake access 13 $70,000 8

Sold figures cover January 1, 2025 through September 15, 2026. Active counts are as of that date.

Two numbers stand out for a buyer. There are no condominiums for sale. And there are only 2 lakefront homes listed, at a $2,474,500 median asking price.

Where the inventory is

65 properties were active at the data pull.

Homes off the water carry the most choice, at 24 listings and a $504,950 median asking price. That asking price runs above the $415,000 sold median, which is normal, since asking prices include homes that have not found a buyer yet.

Lake access shows 17 listings at a $365,000 median asking price.

Vacant land shows 14 listings, split 8 lake access and 6 off the water. Two more are lakefront land at a $750,000 median asking price.

Buying by lake

Five of the 6 lakes recorded lake access sales.

Lake Access sales Median Range Active
Lake Mary 37 $349,000 $110,000 to $1,675,000 9
Lake Elizabeth 31 $340,000 $210,000 to $722,000 9
Powers Lake 22 $427,500 $180,000 to $1,400,000 2
Lily Lake 4 $430,000 $295,000 to $453,000 0
Lake Benedict 2 2 sales, no median $241,100 to $380,000 0

Powers Lake carries the highest access median at $427,500 and the least inventory, at 2 active listings against 22 sales. The regional overview explains what each ownership type conveys.

Lake Mary and Lake Elizabeth carry almost all the current choice, at 9 active listings each.

Named subdivisions that recorded sales:

  • Lake Mary: Twin Lakes Park, Twin Lakes Manor, Chapel Hill, Rosebud, Oak Ridge

  • Lake Elizabeth: Lake Elizabeth Manor, Blueberry Hill, Van Woods Estates, Park Subdivision

  • Powers Lake: Lake Knolls, Jefferson Island, Jefferson Bay Colony, Wildwoods, Nippersink Estates

  • Lake Benedict: Nippersink Highlands, Benedict Shores

  • Lily Lake: Summerhaven

Lake Elizabeth Manor recorded the most sales of any single association at 9. Our lake association study covers association structures across the region.

One name to watch. Lake Knolls on Powers Lake appears in the MLS as both Lake Knolls and Powers Lake Knolls. A search on one spelling misses the other.

Boat slips: what the record actually shows

A boat slip question only applies to lake access property. A lakefront parcel has its own shoreline, and the owner places a pier there under the permitting rules below. Some agents still tag a lakefront listing as having a transferable slip. That tag tells a buyer nothing.

So the useful count is lake access only. 120 lake access homes and condominiums sold. Here is what their listings established:

What the listing showed Sales
No slip mentioned at all 79
A slip, pier or dock named, transfer not established 26
A waiting list or a rental 7
A slip that transfers with the property 8

Those 8 sales cover just 6 properties, because 2 addresses sold twice in the window.

The documented ones:

Lake Community What the listing stated
Powers Lake Wildwoods A deeded boat pier
Powers Lake Jefferson Bay Colony Deeded pier access
Lake Elizabeth 229 Grandview Lane A transferable boat slip
Lake Mary Rosebud Avenue A slip assigned to the property, in a 6-home shared beach lot
Lake Mary Chateau Du Lac, 131 Lance Drive A slip for each unit

That is about 5 percent of lake access sales. Our latest market update covers conditions across the wider region.

The waiting list is the normal arrangement. Seven listings said so outright, naming Oak Ridge Association, an Indian Point Road beach association, Manor Drive, Willow Road on Lake Elizabeth and a Powers Lake association. One Lake Elizabeth listing went further and described a longer wait for boats over 18 feet.

That leaves 26 sales that named a slip, pier or dock without saying whether it stays with the house. For a buyer, those 26 are the ones to ask about. The answer is usually a waiting list. Our guide to marketing a lake home without overpromising covers that wording.

What to ask for. The recorded document, the association bylaw or a written assignment. A sentence in the listing remarks is not any of those.

Our lake association study covers association structures across the wider region.

The pier rule, for lakefront buyers

This one applies to lakefront. Wisconsin exempts some existing piers from permitting, and the exemption carries a slip count with it.

A pier first placed in the water before April 17, 2012 without a state permit does not need a Department of Natural Resources permit. It can be placed as it always has been and can keep the same number of boat slips.

Repairs or replacement that do not change the footprint stay exempt.

A new pier needs either an exemption that meets DNR standards for location, size and slip count, or an individual permit. A slip count above the reasonable use standard in Wisconsin Statute 30.12 needs an individual permit.

State law prohibits building a new wet boathouse, meaning one built below the ordinary high water mark.

Ask when the pier was first placed. That date can decide how many boats you can keep. Amenity effects on value are covered in our guide to golf and lake amenity impact.

Condominiums

15 condominiums sold. None were listed at the data pull.

Tindalls Nest in the village accounted for 9 of the 15. Units sold from $335,000 to $475,246, built between 2004 and 2025. It sits across the road from Twin Lakes Country Club.

The full name is Eagle Creek at Tindall's Nest. A unit is a freestanding home or a zero lot line duplex on a condominium lot. The owner maintains the structure, including the roof and siding. The association maintains the common areas. That split catches buyers coming from a standard condominium, where the association usually carries the exterior.

Amenities are a pool and a clubhouse. Rentals require a minimum 90 day lease, which rules out short term rental use.

Ask for the current condominium disclosure. Owners can amend these terms by vote.

The other 6 were lake access condominiums:

  • 131 Lance Drive, part of Chateau Du Lac on Lake Mary. Three sales at $377,500, $385,000 and $420,000. All 3 established a transferring slip.

  • 512 and 514 Bay View Avenue on Lake Mary. Two sales at $453,000 and $480,000.

In a lake condominium the association holds the shoreline and the water rights. The declaration, the bylaws, the budget and the slip policy set what comes with the unit. Our condominium study covers how the condominium types price.

Fee amounts are not published here. They change by building and by year.

Lakefront, sale by sale

Twenty-three lakefront homes sold. We list them rather than publishing a median, because frontage ran from 35 to 220 feet and prices ran from $242,500 to $3,335,000.

8/28/2026 Mary 134 W Park Dr $1,660,000 60 ft

Frontage width does not track price on its own. The 220-foot parcel on Powers Lake sold for $2,700,000 and the 105-foot parcel on Tombeau Lake sold for $242,500. Which lake, what is built on the parcel, and the condition of the shoreline all move the number. The lakefront study reports all 26 lakes on the same basis.

How lakefront negotiates

Lakefront took a median of 39 days to sell, against 15 days for homes off the water and 18 for lake access. Owners buying here from Illinois can read owning across the state line.

The spread against asking price is wide. Comparing sold price to the original list price on the 23 lakefront sales:

  • 4 sold above the original asking price, up to 117.8 percent

  • 6 sold at the original asking price

  • 13 sold below, down to 88.5 percent

The 4 that sold above asking were all under $2,000,000. The 4 largest discounts were all above $1,600,000.

That pattern matters when you write an offer. Smaller lakefront has drawn competing bids. Larger lakefront has traded below asking. Our guide to pricing a home to sell covers the other side of that.

Vacant land

34 vacant parcels sold, and 14 were listed at the data pull.

Land off the water sold at a $90,000 median across 21 sales, from $25,000 to $299,000. Six were listed.

Lake access land sold at a $70,000 median across 13 sales, from $28,500 to $270,000. Eight were listed, which is the most inventory relative to sales of any segment here.

Two lakefront parcels were listed at a $750,000 median asking price.

Building here means confirming the water and septic situation first, since the village has no municipal water. Acreage carries a different property tax picture than a village lot. Our guide to preparing a second home covers the records a lender asks for.

What to confirm before writing an offer

  • Which government. Village of Twin Lakes, Town of Randall, Town of Wheatland or Town of Bloomfield. Check the tax bill.

  • Water source. Community well or private well. There is no municipal water in the village.

  • Well records, including the last test and any treatment equipment.

  • Septic records on township property, including the last inspection and pumping.

  • School district. Three serve village addresses. Verify with the village office or the school.

  • Water rights. The recorded document or association bylaw, not the listing remarks.

  • Pier placement date, which can carry a grandfathered slip count.

  • Association documents where they apply, including dues and the slip policy.

  • Frontage measurement on lakefront. MLS frontage is entered by agents rather than surveyed.

Thin sale counts on 4 of the 6 lakes affect which comparable sales an appraiser can use. See appraisal gaps.

Using the lakes without buying waterfront

Lance Park on Lake Mary has a public beach, a boat launch and a fishing pier. Powers Lake has public landings, with ramp fees handled by the Town of Randall at (262) 877-2165.

A buyer at the $350,000 lake access median or the $415,000 off-water median reaches the water without a shoreline assessment, a seawall or a pier permit.

Frequently asked questions

What does a home cost in the Twin Lakes region?

Between January 1, 2025 and September 15, 2026, homes off the water sold at a $415,000 median across 165 sales. Lake access homes sold at $350,000 across 102 sales. Condominiums sold at a $420,000 median across 15 sales. Lakefront sold 23 times, from $242,500 to $3,335,000.

Can you get a transferable boat slip in the Twin Lakes region?

Rarely. Of 120 lake access sales between January 1, 2025 and September 15, 2026, 8 established that a slip transfers with the property, and those 8 cover only 6 properties. They sit at Wildwoods and Jefferson Bay Colony on Powers Lake, 229 Grandview Lane on Lake Elizabeth, Rosebud Avenue on Lake Mary and Chateau Du Lac on Lance Drive. A waiting list is the normal arrangement, and 26 more listings named a slip without saying whether it stays with the house.

Do lakefront homes need a boat slip?

No. A lakefront parcel has its own shoreline, and the owner places a pier there under Wisconsin DNR permitting rules. A slip that transfers is a lake access question. Some lakefront listings still carry a transferable slip tag, which does not tell a buyer anything.

What is the Wisconsin pier grandfather rule?

A pier first placed in the water before April 17, 2012 without a state permit does not need a DNR permit and can keep the same number of boat slips. Repairs or replacement that do not change the footprint stay exempt. A new pier needs an exemption meeting DNR standards or an individual permit. New wet boathouses are prohibited by state law.

Are there condominiums for sale in Twin Lakes?

None were listed as of September 15, 2026. Fifteen sold in the prior 20 months at a $420,000 median. Nine were at Tindalls Nest in the village, which sits across from Twin Lakes Country Club and has a pool. The other 6 were lake access units on Lake Mary at Chateau Du Lac on Lance Drive and on Bay View Avenue.

What is Tindalls Nest in Twin Lakes?

Eagle Creek at Tindall's Nest is a condominium community in the village, across from Twin Lakes Country Club. A unit is a freestanding home or a zero lot line duplex on a condominium lot. The owner maintains the structure, including the roof and siding, and the association maintains the common areas. Amenities are a pool and a clubhouse, and rentals require a minimum 90 day lease. Nine units sold between January 2025 and September 2026, from $335,000 to $475,246.

Which lake has the most homes for sale?

Lake Mary and Lake Elizabeth each had 9 lake access listings. Powers Lake had 2, against 22 sales in the prior 20 months. Lily Lake and Lake Benedict had none. Only 2 lakefront homes were listed anywhere in the region.

How much is lakefront in the Twin Lakes region?

Twenty-three lakefront homes sold between January 1, 2025 and September 15, 2026, from $242,500 on Tombeau Lake to $3,335,000 on Lake Mary. Frontage ran from 35 to 220 feet. We publish the individual sales rather than a median, because frontage width and lake choice move the price more than any average can show.

How long does lakefront take to sell here?

A median of 39 days, against 15 days for homes off the water and 18 days for lake access. Of the 23 lakefront sales, 4 sold above the original asking price, 6 sold at it and 13 sold below. The 4 that sold above asking were all under $2,000,000.

Confirm what conveys before you write

Six lakes, 4 governments and 6 property types each carry their own comparable sales. On lake access property, slip transfer is established in the recorded documents, and a waiting list is the normal arrangement.
