Quick answer: The 3 questions we hear most are what the property is worth right now, how long the sale will take, and whether to go this fall or wait. Short versions: value comes from closed comparable sales rather than an automated estimate, plan on 10 to 12 weeks from listing to closing, and the September to October window is stronger than most people assume. Everything below is what buyers and sellers actually asked us this month.

We work luxury, lake, golf, town, and country. The answers change by segment, so they are grouped that way.

Pricing and value

What is my property worth right now? Whatever closed comparable sales support, adjusted for condition and, on water, for frontage width, depth at the pier, and pier rights. Current area figures are in the market update.

Can I just use an online estimate? As a starting point. A model works from public records and past sales and cannot read your frontage measurement, your pier permit, or your association rules.

Should I price high and come down? The numbers argue hard against it. In Joel's July 2026 MLS pull, closed sales landed at roughly 99.7% of final asking price against a 40 day median, and sellers who took longer to go under contract gave up meaningfully more against their original list price. Pricing to sell covers the method.

What is lakefront actually worth per foot? Our 8/2/2026 pull across 31 lakes put Geneva Lake at roughly $82,500 a frontage foot and North Lake at $2,320, both inside a 30 minute drive. Treat that as a lake-tier indicator and nothing more, because sale price and frontage correlate at only 0.47 in that dataset.

Timing

How long will this take? Roughly 10 to 12 weeks from listing to closing, plus 2 to 6 weeks of preparation. The list-to-close timeline breaks out every stage and every document lead time.

How fast is the market? It depends entirely on your segment. In the 8/2/2026 association pull, lake-access homes on Potters closed at a 5 day median and Browns at 12, while Lake Como ran 42 and Geneva Lake 45. Walworth County overall ran about 50 days.

Is it too late to list this year? No. September and October are strong, the buyers still touring are serious, and a September listing under contract in October closes before the holidays. What matters is photographing before the pier comes out.

When does the spring market really open? Super Bowl Sunday. A buyer who wants the property for Memorial Day has to be under contract in March or early April, because closing runs 30 to 45 days.

Offers and the transaction

What if I get more than one offer? A Wisconsin seller can accept one, counter one on the WB-44, counter several at once on the WB-46 Multiple Counter-Proposal, or call for highest and best. Handling multiple offers covers what each path costs.

Is cash always better? No. Cash removes lender risk and appraisal risk. It does not remove inspection risk, and a cash buyer can still renegotiate or walk.

What will the inspector find? Structure and mechanical systems. The well, septic, radon, pier, seawall, pool, outbuildings, and anything association-owned all sit outside a standard inspection and get ordered separately. What an inspection looks for has the full scope.

What if the appraisal comes in low? You can hold the price, reduce to the appraised value, split the difference, support a reconsideration of value, or terminate. Appraisal gaps covers all 5 and why unique property appraises unevenly.

Lake property

Does my association boat slip transfer? Often not. Our 8/2/2026 review confirmed the rules association by association. On Lake Como, association piers revert to the association wait list at sale. Several Lake Mary, Lake Elizabeth, Powers, and Geneva Lake associations are wait list. Mariner Hills on Lauderdale is day use only. Get your own answer in writing before it goes in a listing.

Is lake access much cheaper than lakefront? Substantially. Delavan lakefront ran a $2,012,500 median in the trailing 12 months while Delavan lake access ran $430,000. That step is the answer for a buyer who wanted the lake and got quoted a shoreline number.

What about the smaller lakes? Our Lake Geneva Area Lakes group produced 97 closings at a $1,300,000 median, and the additional southeastern Wisconsin lakes produced 28 at $468,500. Comps get thin fast out there, which is covered in selling on Delavan Lake and the smaller lakes.

Golf communities and condominiums

Does owning at Geneva National include golf? No. Geneva National residential ownership carries no golf privileges and no member discount. Abbey Springs golf is a separate membership. Get the dues, transfer fee, capital contribution, and exactly what the membership includes in writing, which is the point of selling a Geneva National home.

What does a condominium seller have to produce? The association package: declaration and amendments, bylaws and rules, current budget, reserve study, the last 12 months of minutes, assessment history and any pending special assessment, master insurance, rental policy, and the transfer figures. Order it before listing, because management companies routinely take 1 to 3 weeks.

Can a condominium loan fail even if the unit appraises? Yes. Some loan programs require the project itself to pass review on reserves, owner-occupancy, litigation, or rental activity, and a project that fails ends the loan regardless of value.

Town and country

How does the off-water market differ? It sells on condition, square footage, lot, and drive time rather than on frontage, and it runs year round instead of peaking with the water. Redfin put the Walworth County median near $424,000 for the 3 months ending May 2026. See selling in Elkhorn or Delavan.

When should I order well and septic work? About 6 weeks before listing. Well testing runs 1 to 2 weeks, septic records and pumping run 1 to 3, and a survey you have to order can take 6 weeks. Start after acceptance and it lands on your closing date.

Do I need a survey? More often than sellers expect. Any acreage parcel, any lakefront listing where frontage matters, and any property where the fence line and the boundary may differ.

Estate sales, and buying while you sell

We inherited a property. What is different? The personal representative or trustee signs, and certain court-appointed fiduciaries are excluded from providing a Real Estate Condition Report, which shifts weight onto the inspection. We have to buy something before we sell. That is 2 transactions that have to line up, and the sequencing decision comes before either listing. Bring us both sides and we will map it.

Money, paperwork, and showings

What is the transfer fee? $3 per $1,000 of value, or fraction of it, under Wis. Stat. 77.22, paid by the seller unless an exemption applies. On a $571,000 sale that is $1,713.

Do I need an attorney? For contract questions, title problems, estate matters, or anything involving a trust, yes. We are licensed real estate agents, and the line between real estate advice and legal advice is one we keep clearly.

What about taxes on the sale? Capital gains treatment, primary residence exclusions, second-home rules, and 1031 exchanges all turn on facts about your ownership and use. Ask a CPA before you accept an offer, because some of those decisions cannot be made retroactively.

Do I have to leave for showings? Yes. Buyers do not open closets or say the thing to their agent that turns into an offer while the owner is in the kitchen. Take the dog with you.

How does this work if I am 90 minutes away? It works fine and it takes a plan: a lockbox, a local contact who can check the property between showings, and lawn and cleaning arrangements that continue while it is listed. That is the normal setup for a second home here.
